1. Family income must fall within 50-80% of median for North Fulton County broken down by number of family members. Tax returns for the previous year will be required as well as pay stubs for last 12 months and letter of continued employment by all employers. Base pay only will be considered unless overtime pay has been consistently part of the proposed home owner's income for the last 12 months.
  2. Must be able to qualify for a first mortgage from a lending institution.
  3. Proof of at least one dependent child or disabled immediate family member living in the home and supported by proposed home owner(s). Children in joint custody of parents will need to live at least six months of the year (50% of time) with the proposed homeowner in order to be considered a dependent child.
  4. At least one of the proposed home owners must be employed within 5 miles of North Fulton County .
  5. All family members over the age of 18 must be employed and contributing to family income. Part-time employment is allowed for students and care providers for disabled family members or children under the age of 12 as long as one member of the family is employed full time.
  6. Child support, social security, retirement benefits, disability benefits, and death benefits may be considered qualifying income if supporting documentation shows it to be consistent and be projected to continue for at least three years. Income from assets and or other legitimate activity may be considered income with proof of continuation for the next three years.
  7. Credit reports will be pulled on every adult and decisions will be made according to each particular situation.
  8. No bankruptcy filed within the last 12 months for any proposed homeowner.
  9. Proof of regular monthly payments for living expenses for one year to include rent, utilities, and insurance.
  10. These living expenses including proposed mortgage, minus rent, may not exceed 30% of gross income. (Figure suggested by mortgage brokers for families of any income to lessen the chances of excessive debt and foreclosure.)
  11. Criminal background check will be run on each adult (over 18) living in the home.
  12. All adults living in the home must be married or members of the immediate family: parent, child, sister, or brother.
  13. Proposed homeowners must be U.S. citizens or permanent residents. Must provide the following documentation: copy of birth certificate or U.S. passport, naturalization papers, “green card”, or work permit.
  14. All proposed homeowners must be willing to participate in classes and an ongoing “partnering” program for a minimum of three years.
  15. AHC does not discriminate on the basis of race, sex, color, age, handicap, religion or national origin.

Confidentiality: Members of the family selection committee and Board of Directors will be required to sign a confidentiality statement.

Decisions will be made by the Board of Directors and the family selection Committee.
